At approximately 6000 residents, Nolanville is a small but growing city between Fort Hood and Temple along I-14. It is one of the newest areas in the Fort Hood area and features numerous new construction options for homeowners. It is immediately to the east of Harker Heights, and, like Heights, part of the Killeen ISD. Its location makes it convenient to both Fort Hood and the Temple/Belton area. If you are moving to Fort Hood, it is most likely that you end up in one of the larger cities, Killeen, Harker Heights, or Copperas Cove. But Nolanville should not be overlooked, especially if you are looking in Harker Heights. Consider Nolanville as well!
One advantage of Nolanville to home buyers is the availability of the USDA loan in areas, including some of the more developed areas.

Nolanville’s being one of the newer areas in Fort Hood also means that its price points will consistently outpace those of the market as a whole. Nolanville’s location on the expanding I-14 highway, proximity to both Fort Hood and the Temple/Belton metro, and with room to grow east means that I expect there will be continued development in the area for years to come, second only to the undeveloped stretches between Killeen and Georgetown along Hwy 195 (and the Florence area).
The large spike in 2012 was likely caused by a spike in the number of homes that were sold in Bella Charca, one of the higher end neighborhoods in Nolanville, plus an area-wide drop in foreclosures that year. With a small sample size of fewer than 100 homes sold in a year, the median price can swing quite a bit from year to year.
