Welcome to my annual award show for Fort Hood area listings agents!
It’s a little subjective to make lists of who the “best” agents are, so I go to the MLS to get actual data and facts. And while this still doesn’t necessarily tell me a lot about an agent, it’s still fun to go through and see how different agents ranked in certain categories, and throw out a few props while at it.
So let’s get started!

There’s been a little bit of movement on this board, thought seven of the above ten were on this list last year. Jean Shine’s team continues with the most listings in the Fort Hood area by a comfortable margin. Newcomers to this ranking include Copperas Cove broker Jack Smith, Gatesville broker Kim Gore, and ERA Colonial’s President and broker Tom Dewine.

Teresa Adams (no relation to my knowledge) again holds onto the #1 spot as the local expert on all things The Ridge. The median price for all agents during this timeframe was $131,000. At under $200,000, it just shows that even our “luxury” market in the Fort Hood area continues to be very affordable!

Bill Revis returns from last year’s list. Why is the lowest median price point a category? Because these agents are no doubt working their tail off to get these homes sold, often without the commission of higher priced properties in a commission based industry. Also, this list is often comprised of agents like Anthony and Jean who are affiliated with property management companies, whose owners are often the ones selling in these lower price points.

Wut? That’s right – a three-way tie! Sorted just alphabetically, Bonnie, Jeanette and Raye all had a 100% median sell to list ratio. Remember, that doesn’t mean all their homes sold at full asking price, but that most did – or better! Strangely enough, all three also had exactly 11 home sales in the qualifying time period. The median sell-to-list ratio for all agents was 97.3%.

I got third! I’m so excited! Tied with the mayor’s wife, Laura Segarra! Jessica Lloyd has been crushing it on getting her homes under contract, as has Lute up in Gatesville. Note that Jessica’s sales were all with The Real Estate Marketplace, prior to her new brokerage with The Home Team. The median for all agents during this time was 41 days.

These folks have relationships with the banks and list their foreclosures. Getting and maintaining those contracts is not an easy feat, and banks can shift loyalties or workloads based on an agent’s performance. These agents are clearly doing things right. Investors are well advised to keep their eyes on these agents’ listings.

Okay, so it’s a little laughable to consider these folks “newbies”. All three of these agents are brokers and fixtures in the local real estate scene. But it’s a new category, and they still deserve recognition. Tom Dewine, of course, is President of ERA Colonial, the second largest brokerage in the area. Kim Gore is one of the top agents in the Gatesville area, and Leah Caruthers a top agent based out of Lampasas in the west of the Fort Hood area.
Conclusion
There are a lot of great, local agents who didn’t make the lists above. These lists are more for fun than a truly valuable metric of any agent’s quality. Small sample sizes, luck and randomness means this list will be changing all the time. But these agents are still some of the best in our area, and congratulations to them all and their business!

Qualification Criteria
This list is limited to agents who did at least 10 MLS (CTXMLS) single family sales between 7/15/16 and 7/15/17 representing the seller side in the Fort Hood area (Killeen, Harker Heights, Copperas Cove, Kempner, Lampasas, Florence, Gatesville, Nolanville). Unless specifying otherwise, these numbers only count resale (i.e. not new construction/builder), non-foreclosure single family home sales.
