I previously wrote a brief article about the top agents in the Killeen area by total production, according to the website Real Trends. But that information was just about how much the agents did. Below are my more interesting awards given out, based on the listing history in the Fort Hood MLS during the completely arbitrary timeline between 7/12/15 and 7/12/16. Builder and foreclosure listings are excluded. Agents had to sell at least 10 homes during the year in order to be included in the evaluation, for a total of 54 agents.

Ain’t nobody who’s spent more than a minute in Killeen is surprised by the winner here. Jean Shine’s yard signs are everywhere. Her team sold more resale homes in the year evaluated than the next three listing agents combined. The other names on the list are probably familiar to local residents as well, featuring agents from some of the most prominent brokerages in the area like ERA Colonial and Coldwell Banker. The average agent (who sold at least 1 home) sold 4.8 homes during the year.

These three were not only the top three qualifying agents, but also the only agents with median sales prices in the $200,000s. Each of these agents specializes in a specific market. Teresa Adams is known for listing homes in The Ridge. Ryan Hodge works out of the more expensive Salado area. Erna Miller listed all but one of her homes in the higher priced Belton market.
Unsurprisingly, these three also had the highest median $/sq. ft., but in reverse order to above. The median for all agents during the same time period was $118,000.

These guys are the work horses, busting their butts to get homes sold that may not always have the juicy commissions that the other guys get. Audrey Bear, a broker out of Lampasas, takes home the gold for working hard for her sellers. Not a single one of her listings was more than $100,000 (though other agents in her brokerage had higher priced listings).

Good luck going up against these agents as a buyer. At least – don’t expect a lot of wiggle room on the price. These guys do their market research, pick a competitive starting list price, and stick to it! Negotiation be damned! The median for all agents was 96.2%.

On a schedule? Got somewhere you’re moving to? These agents have mastered the art of getting the job done ASAP. They know the cost of a home lingering on the market. The median for all agents during the same time period was 21 days.

I wrote an article a couple weeks ago about how half – HALF – of Fort Hood listings do NOT sell in their initial listing term. The median percentage for the 54 evaluated here was 69.2%. For Heather Bounds and Teresa Adams – it was 100%. (I looked at all preowned homes listed between 7/11/15 and 7/11/16, excluding active and under contract listings). They have not had a listing listed since 7/11/15 that has expired or been withdrawn!
They list your home. They sell your home.
Expiring or withdrawing from the market is not always a bad thing, and it may not be the most fair metric, but it is nevertheless impressive and deserving of the Git ‘er Done award!
Conclusion
There are a lot of great, local agents who didn’t make the lists above. These lists are more for fun than a truly valuable metric of any agent’s quality. Small sample sizes, luck and randomness means this list will be changing all the time.
