Takeaways
- These are some fun rankings of the top producing Fort Hood Area buyer’s agents
- Always interview multiple agents when selecting a Realtor for your home purchase!
- There is no one-size-fits-all Realtor – everyone has their own strengths and weaknesses
This list is limited to agents who did at least 10 MLS (CTXMLS) single family sales between 7/15/16 and 7/15/17 representing the buyer side in the Fort Hood area (Killeen, Harker Heights, Copperas Cove, Kempner, Lampasas, Florence, Gatesville, Nolanville).

Bulk Buyers
Most Single Family Homes Bought, 7/15/15 – 7/15/16
Rank | Agent | Brokerage | # Listings Sold |
---|---|---|---|
#1 | Shelly Salas | The Salas Team | 197 |
#2 | Jean Shine | Coldwell Banker United REALTOR | 135 |
#3 | Laura Segarra | Exit Homevets Realty | 42 |
#3 | Rick Ott | RE/MAX Homestead | 42 |
#5 | Freda Reed | New Homes Market Center | 33 |
#6 | Jacob Paxton | Mission Real Estate Group | 32 |
#7 | Danielle Tucker | Coldwell Banker United REALTOR | 28 |
#8 | Isaac Schlabach | REAL Star Properties | 25 |
#9 | Michael McGehee | Re/Max RedZone | 22 |
#10 | Damita Moore | Prestige Real Estate | 20 |
#10 | Vernon MacHardy | Coldwell Banker United REALTOR | 20 |
As usual, Jean Shine and her team are number one.
Er…wait. What?
Shelly Salas has been scaling up her business, and people have been noticing. Her numbers appear to reflect that, as she has now claimed the title of most buyer side resale transactions in the last year.
In the meantime, there has been a lot of churn on this list, with only four agents (Shine, Salas, Rick Ott and Laura Segarra) returning to the list from last year’s top 10.
Deluxe Dachas
Highest Median Price Point
Rank | Agent | Brokerage | Median Sale $ |
---|---|---|---|
#1 | Kay Schomp | Carothers Real Estate | $292,000 |
#2 | Amy Manis | Keller Williams Realty | $209,950 |
#3 | Randy French | Stylecraft Builders | $209,900 |
Unlike last year, I included new construction homes on this list, and it shows here, where builders’ representatives snuck into #1 and #3 spots. One item remarkable about this list is how affordable the Fort Hood market continues to be. The median sales price for this time period was $137,500.
Workhorse Warriors
Lowest Median Price Point
Rank | Agent | Brokerage | Median Sale $ |
---|---|---|---|
#1 | Ronald Chipkin | Casa Realty | $56,200 |
#2 | Sonia Rodriguez | Exit Homevets Realty | $67,450 |
#2 | Amber Dannels | That Realty Place | $67,450 |
These folks are unsung heroes who put in a lot of elbow grease for their clients, often without the kind of compensation at higher price points in an industry based on commission. To make this list shows a lot of dedication and loyalty to clients (and sometimes a list populated by investor-friendly agents).
Choosing an Agent
- Do your due diligence when choosing an agent.
- Cross reference several different resources during evaluations
- Personal references count for a lot, but aren’t everything
Haggling Hero
Best List/Sell Ratio
Rank | Agent | Brokerage | Average Sell / List Ratio |
---|---|---|---|
#1 | Ronald Chipkin | Casa Realty | 92.8% |
#2 | Lute Sullins | Tejas Real Estate | 92.9% |
#3 | Amber Dannels | That Realty Place | 94.5% |
Looking for an agent to get you the best deal? These folks got the best discount off the list price of any agent in the Fort Hood area. Two of these names are on the lower median price list, so some of the reason may be working at lower price points. But that is not to take anything away from the negotiating skills of these local champs!
Clear to Closers
Shortest median days to closing (from contract to closing)
Rank | Agent | Brokerage | Median Closing Length |
---|---|---|---|
#1 | Ronald Chipkin | Casa Realty | 23 Days |
#2 | Suky Simms | Centex Sunshine Realty | 26 Days |
#3 | Dagmar Rogers | RE/MAX First Choice | 27.5 Days |
On a timeline? Need to close NOW? These folks seem to have it mastered. For comparison, the median closing length was 40 days.
Of course, closing timelines have a lot to do with lenders, too, so you might want to check out who these folks preferred lenders are, too. They probably know what they’re doing.
Multi-Family Mavericks
Most multi-families sold (fourplexes, triplexes, duplexes)
Rank | Agent | Brokerage | # Multi-Families Sold |
---|---|---|---|
#1 | Brian E Adams | StarPointe Realty | 9 |
#2 | Leah Turner | Morris Real Estate | 8 |
#3 | Karen Doerbaum | Lone Star Realty | 6 |
Okay, so I won’t lie. This new category I introduced because indeed it is a specialty of mine, and I want some credit! I just edged out Leah Turner for the most multi-families sold on the buyer side in the last year, with 9. Meanwhile, Karen Doerbaum is the broker / owner of Lone Star Realty and Property Management, and has done a fair share of multi-families herself, likely due to her connections with landlords.
Foreclosure Fiends
Most foreclosures sold (as a percentage of their total sales)
Rank | Agent | Brokerage | % of Deals that are Foreclosures |
---|---|---|---|
#1 | Isaac Schlabach | REAL Star Properties | 92% |
#2 | Freddy Guerrero | RE/MAX Family | 67% |
#3 | Patrick Stanford | Stanford Properties | 63% |
Isaac Schlabach is a new entrant to this list and the Fort Hood market, and apparently he is all about foreclosures and investment properties. Not only is he the eighth most prolific buyer’s agent after not even being on the radar a year before, but a whopping 92% of his deals are foreclosures.
Gnarly Newcomers
Most resale homes bought (agents who did not qualify in the previous year)
Rank | Agent | Brokerage | # Listings Sold |
---|---|---|---|
#1 | Jacob Paxton | Mission Real Estate Group | 32 |
#2 | Isaac Schlabach | REAL Star Properties | 25 |
#3 | Michael McGehee | Re/Max RedZone | 22 |
This is for the top agents on this list who were NOT even in contention last year – folks who are starting to make their bones in the Fort Hood market!
Now, to qualify on this list, you have to do at least 10 deals – so some agents will drop on and off every other year or so. But these three aren’t hovering around the 10 deal mark. 20+ deals on just the buyer side is a hefty haul for most agents, and these folks appear to see their business picking up steam.
Conclusion
There are a lot of great, local agents who didn’t make the lists above. These lists are more for fun than a truly valuable metric of any agent’s quality. Small sample sizes, luck and randomness means this list will be changing all the time.
